Verified ANNOUNCEMENT DETAILS

The Department of Social Services (DSS) has confirmed that Commonwealth Rent Assistance (CRA) maximum rates will increase by 15% effective March 20, 2026. This adjustment, combined with regular CPI indexation, represents the largest single boost to housing support in over a decade. Over 1.3 million Australians receiving Centrelink payments will see this increase automatically applied to their fortnightly payments.

⚡ THE BOTTOM LINE:

Starting March 20, 2026, the maximum Rent Assistance for a single person with no children increases to $212.40 per fortnight. You do NOT need to apply. If your rent details are up to date in myGov, the extra cash will land in your account automatically.

This policy shift is a direct response to the rental vacancy rate hitting historic lows of 0.8% in capital cities like Sydney and Perth. The Minister for Social Services stated that this “targeted relief” aims to reduce rental stress for pensioners, students, and job seekers. However, simply paying rent doesn’t guarantee you get the full amount. There are strict “Rent Thresholds” you must meet—meaning you must pay a minimum amount of rent before you get a single cent of assistance.

WHO GETS THE CASH?

Rent Assistance is a “supplementary” payment. You cannot get it on its own; you must be receiving a primary payment like JobSeeker, Age Pension, or Family Tax Benefit. Here is the strict eligibility criteria for the 2026 boost.

Primary Payment Recipient
Must receive a pension, allowance, or FTB Part A (above base rate).
Pay Private Rent
Public housing tenants (Housing Commission) are NOT eligible.
Minimum Rent Threshold
You must pay more than $148.60 per fortnight in rent (Singles).
Formal Agreement
Must have a lease, tenancy agreement, or written board/lodging proof.

HOW TO CLAIM (UPDATE GUIDE)

If your rent has increased recently and you haven’t told Centrelink, you are literally throwing money away. The system pays you based on the rent figure they have on file, not what you actually pay.

STEP 01: GATHER PROOF

Get a copy of your current lease or a “Rent Certificate” signed by your landlord. It must show your name, the address, and the current rent amount.

STEP 02: UPLOAD TO MYGOV

Log in -> Menu -> “Accommodation” -> “Update Accommodation Details”. Enter your new rent amount. The system may ask you to upload a photo of the lease.

STEP 03: VERIFY

Within 48 hours, check your “Next Payment” details. The Rent Assistance component should have adjusted upwards immediately.

NEW MAXIMUM RATES (MARCH 2026)

These are the hard numbers. The payment is calculated as 75 cents for every dollar of rent you pay above the minimum threshold, up to the maximum limit below.

FAMILY SITUATION OLD MAX RATE NEW MAX RATE
Single, no kids $184.60 $212.40
Single, sharer $123.00 $141.60
Couple, no kids $174.00 $200.20
Single + 1 or 2 kids $215.80 $248.15

AVOID THESE ERRORS

⚠️ CRITICAL WARNING: BOARD & LODGING

If you pay “Board” (meals included) to your parents, only two-thirds of what you pay is counted as rent.
Example: You pay Mom $300. Centrelink only counts $200 as rent. You might fall below the threshold!

Another massive error is the “Sharer” status. If you share a house/apartment with others and you are single, you generally get the lower “Sharer” rate (max $141.60). However, if you are a single parent, or have a disability, or live in a nursing home, you are exempt from the sharer rule and get the full single rate ($212.40). Make sure Centrelink knows your exemption status.

FREQUENTLY ASKED QUESTIONS

DO I NEED TO APPLY? [+]
No. If you are already getting Rent Assistance, the rate increase is automatic. You only need to act if your rent amount has changed or you have moved house.
WHAT IF I LIVE IN A CARAVAN? [+]
Site fees for a caravan, tent, or mobile home count as rent. Mooring fees for a boat also count. You are eligible for the same rates as a house tenant.
IS RENT ASSISTANCE TAXABLE? [+]
No. Like most Centrelink supplements, Rent Assistance is tax-free and does not need to be included as income in your tax return.
CAN I GET IT BACKDATED? [+]
Yes, but usually only up to 14 days. If you delay updating your new rental details for months, you generally lose that potential extra money. Update immediately!
